A log burner is a significant feature in many Edinburgh and Lothians homes. Whether installed in a traditional sandstone cottage, a period townhouse or a detached property, it needs more than an occasional ash removal. Regular professional servicing protects safety, performance and the long-term value of the appliance.
Chimney Fix Services provides specialist log burner service and complete chimney care across Edinburgh, East Lothian and Midlothian. We are a family-run business and a division of Roof Fix Services Limited, delivering professional chimney and stove services under one roof.
Our work is supported by 70+ five-star Google reviews and 350+ Edinburgh Trusted Trader reviews, reflecting our commitment to dependable, clean and expert service.
Why arrange an annual log burner service?
An annual service is the most reliable way to identify developing faults before they become expensive or dangerous problems. A clean, correctly functioning stove can also burn fuel more effectively and provide consistent heat throughout the season.
Professional servicing helps to:
- Reduce the build-up of soot, tar and combustible deposits.
- Identify damaged firebricks, baffles, door seals and glass.
- Check that the appliance is drawing and ventilating correctly.
- Reduce the risk of smoke leakage and carbon monoxide exposure.
- Support manufacturer warranty and household insurance requirements.
- Preserve the appearance and performance of premium appliances.
- Protect your investment in the property and its heating system.
If your stove is a high-end appliance from Aga, Charnwood or Clearview, careful servicing is particularly important. Components must be inspected according to the appliance design and the manufacturer’s guidance rather than treated as interchangeable parts.
Annual servicing is generally the minimum recommended frequency. Appliances used heavily, burning unsuitable fuel or connected to challenging flue systems may require more frequent inspection.
What does a professional log burner service include?
A thorough log burner service in Edinburgh should involve more than brushing the glass and emptying the ash pan. Our service is carried out methodically, with protective dust sheets used around the stove and working area.
Depending on the appliance and its condition, the service may include:
-
Internal stove inspection
The firebricks, baffle or throat plate, grate, ash pan and combustion chamber are checked for cracking, distortion or excessive wear. -
Door and rope-seal inspection
Door ropes, gaskets and latch mechanisms are examined to ensure the door closes correctly and maintains the intended seal. -
Glass and air-control checks
The stove glass is cleaned and inspected, while primary and secondary air controls are checked for correct movement and operation. -
Flue and chimney sweeping
The connected flue or chimney is swept to remove soot and deposits. This is the essential safety element of the service. -
Smoke and draw assessment
Where appropriate, smoke testing and visual checks help assess whether the flue is drawing effectively and whether smoke is escaping into the room. -
Ventilation and carbon monoxide guidance
Air supply, room ventilation and the positioning of carbon monoxide alarms are considered as part of the safety assessment. -
Written documentation
Chimney Fix Services is NACS certified and provides a NACS certificate for every sweep. This gives homeowners, landlords and property managers a clear record of the work completed.
The exact scope can vary according to the stove model, access, flue arrangement and condition. Always follow the appliance manufacturer’s instructions regarding fuel, operation and servicing intervals.

Annual Chimney Sweep
The Annual Chimney Sweep remains the primary maintenance service for any log burner or wood-burning stove. Servicing the appliance without sweeping the chimney leaves an important part of the system unchecked.
Our Annual Chimney Sweep Edinburgh service is suitable for homeowners in areas including EH9, EH10 and EH13, as well as surrounding Edinburgh districts, East Lothian and Midlothian.
Prices from £85 + VAT for a standard annual sweep, subject to appliance type, access and the number of flues.
For new property owners or move-ins, an additional first-time CCTV check is required. This is from £40 + VAT on top of the standard sweep price and is designed to provide a clearer assessment of the existing flue before regular servicing begins.
Open Fire maintenance
Traditional open fires require specialist attention because they produce different combustion conditions from enclosed stoves. We check the fire opening, grate, throat area and chimney route where accessible, while looking for soot accumulation, blockages and signs of deterioration.
This is particularly valuable in Edinburgh’s older homes, where historic fireplaces may have been altered over decades. Proper maintenance helps preserve architectural integrity while keeping the fire serviceable.
Prices from £95 + VAT.
Where masonry or chimney repairs are required, our wider service includes specialist knowledge of sandstone chimney stacks and traditional lime mortar pointing. We use appropriate heritage-grade materials, including Code 4 or Code 5 lead where leadwork is required. Inferior products such as flashband or bitu-mastic are not treated as equivalent long-term solutions.
For traditional masonry work, cement is never used. Cement pointing can be too rigid for historic sandstone and lime-based construction, potentially trapping moisture and accelerating deterioration.
Log/Wood burner servicing
Our dedicated Log/Wood burner servicing is designed for homeowners who want the appliance, flue and surrounding installation considered together.
Prices from £120 + VAT.
This service is appropriate for many freestanding wood-burning stoves in detached homes, cottages and period properties. We can also advise on replacement seals, firebricks and other routine consumable components where suitable.
Chimney Fix Services is not HETAS registered. For installations and complex stove hardware work, we work exclusively with a HETAS-approved installer. This allows us to provide a complete Under One Roof service while keeping the distinction clear: NACS-standard sweeping and maintenance are delivered by Chimney Fix Services, while specialist installation work is completed by the approved installation partner.
Multi-fuel stove care
Multi-fuel stove care requires attention to the appliance’s grate, riddling mechanism, ash pan, firebricks and air controls. Burning different fuels can create different levels of residue, and the wrong fuel may damage components or create excessive deposits.
Prices from £120 + VAT.
We can advise on appropriate operation and maintenance for premium multi-fuel appliances, including Aga, Charnwood and Clearview models, subject to the manufacturer’s instructions and the condition of the installation.

Booking advice for Edinburgh and the Lothians
The ideal booking window is March to August, when appointment availability is generally easier. September to February is peak season, when demand increases sharply before and during the main heating period.
During peak season, free site visits are not offered. Under our Call-out & Assessment Policy, a standard call-out/CCTV assessment fee applies where an assessment visit is required. This will be explained before attendance.
Please do not book an online appointment if parking close to the property is impossible. In central Edinburgh, particularly EH1 to EH3, parking restrictions, access limitations and parking charges may apply. Any applicable parking costs are payable by the customer.
Please also note that Chimney Fix Services does not serve tenement properties in EH1, EH2 or EH3.

Log burner service FAQs
How often should a log burner be serviced and swept?
The minimum recommended frequency is generally once every year, particularly before the main heating season. Heavy-use appliances or systems with known flue concerns may need more frequent attention.
What happens if I miss my appointment?
A missed appointment charge may apply under the booking terms, especially where the technician has attended and cannot gain access. Please provide accurate access and parking information when booking.
Are parking charges included in the price?
No. Parking charges, permits and restrictions are not included. This is especially relevant in EH1, EH2 and EH3. Do not book online if safe and legal parking near the property is impossible.
Do you serve tenement properties in Edinburgh?
We do not serve tenement properties in the EH1, EH2 or EH3 postcodes. Please contact us before booking if you are unsure whether your property falls within this restriction.
What if my stove fails its inspection?
We will explain the issue clearly and advise whether routine replacement parts, remedial work or a specialist installation assessment is required. Follow-up work is quoted separately. If a specific job is not a 100% fit for our expertise, we will recommend another trusted professional without naming or implying a particular business.
What if a birds’ nest is found?
Birds’ nest removal starts from £150 + VAT, plus £50 per additional hour. A guide price for removal including the supply and fitting of a suitable cowl or bird guard is from £250 + VAT.
If a nest is discovered during an online-booked chimney sweep and cannot be removed within that appointment slot, the full annual sweep booking fee is still charged. A separate visit may then be required for safe removal and protection of the chimney.
